Refund & Cancellation Policy
At Edgerow Solutions Ltd, we aim to provide a seamless and efficient onboarding experience for your conveyancing transaction. Because our services involve immediate administrative actions and the purchase of third-party reports, our refund policy is structured as follows:
1. Your Right to Cancel (Cooling-Off Period)
Under the Consumer Contracts Regulations 2013, you have the right to cancel your instruction within 14 days of making your initial payment without giving any reason.
2. Express Request to Begin Work Immediately
When you accept our quotation and make your upfront payment—for a sale or for a purchase —this constitutes a legally binding instruction to proceed. By doing so, you are making an express request for us to commence our services immediately within the 14-day cooling-off period.
3. Refund Calculations
If you exercise your right to cancel within the 14-day window, your refund will be subject to the following:
Services Performed: We will deduct a proportionate amount for any administrative work completed up to the point of cancellation.
Third-Party Costs (Disbursements): Any costs already incurred for third-party services—such as ID Verification and Source of Funds checks via Armalytix , or Property Titles ordered from HM Land Registry —are non-refundable as these services are consumed immediately upon ordering.
Searches: If standard conveyancing searches (Environmental, Local Authority, Water & Drainage) have already been ordered, the cost of these searches will be deducted from your refund.
4. When the Fee Becomes Non-Refundable
The upfront fee becomes entirely non-refundable in the following circumstances:
Completion of Service: Once we have finished the onboarding tasks and transmitted your documentation to your designated Law Firm.
Expiry of Cooling-Off Period: Once 14 days have passed from the date of your initial payment.
Breach of Terms: If we must cancel the service because you have provided false or misleading information.
5. How to Request a Cancellation
To exercise your right to cancel, you must notify us in writing by emailing info@edgerow.uk. We will acknowledge your request and process any applicable refund within 14 days of receiving your notice.
